It is a favorite habitat for large herds of elk. There is an excellent 4-lane paved street providing access to the property, so access is very easy. There are three excellent shooting blinds on the property, and access is very easy for disabled or elderly hunters. The property has a wide variety of terrain, ranging from open meadows to a long gulley, to stands of dense pinyon-juniper forest that the elk favor for a bedding area.

When hunters start accessing these public lands, the elk herd migrates onto these private lands, where they tend to stay for a long time.
